What we do as your property manager:


  • We show all properties, we never hand out keys. We want to protect your property and also the tenant's, to insure that duplicate keys are not made.
  • We do thorough background and credit checks on all applicants.
  • Anyone age 18 years or older, living in the house, is required to be listed on the lease with social security number.
  • Rent is due on the 1st and late after the 5th. We are very diligent about receving rental fees on time. If payments are late with no communciation and permission has been established, we will file in court on the 6th. (Unless the 6th falls on a weekend).
  • No funds are kept on-hand, all repairs and maintenance are deducted from monthly rental proceeds.
  • We do yearly walk-throughs and we do "drive bys" often to determine is attention needs to be given to the premises.
  • At move out, the tenant is given a Check List of items to make sure the house is left as good, if not better, than it was received. Professional carpet cleaning is also required at move out.
  • A thorough move out inspection is done and documented before any security deposit funds are released.
  • We place the house back on the rental market immediately and start looking for qualified tenants.
  • We provide direct deposit of rental funds and itemized Quickbooks reports for your convenience.

Spring Lake Area Information


Spring Lake became the name of the town around 1923 by Arthur Priddy who opened the Spring Lake service station in relation to the lake (Spring Lake Pond) that ran beside the rail line. Previously, the town was called "Clayton Cut," due to the pathway cut that ran through the area where the railroad later resided, and also "Prince's Siding," after a man named Prince who owned a sawmill on this land.

Spring Lake was officially incorporated on April 9, 1951. Grady Howard was named interim mayor on this date, and was officially elected the first mayor of Spring Lake on June 5, 1951.
